Sustainable Design & Building Systems

Integrated Solar Farm & Eco Measures

Solar farms have a positive social and environmental impact within our community. We create sustainable affordable housing adopting “Production-line” construction techniques and environment-friendly building materials to create socially-integrated and self-sustaining communities based around renewable energy (solar, grey-water etc).

The homes will be built to true zero-carbon standards, measuring regulated and unregulated energy. Plans include zero waste-to-landfill during construction. Solar photovoltaic panels are planned for all residential and non residential buildings, all of which will feature significant levels of insulation and will be built to code level 5 for sustainable homes.

Additional energy is to be provided from an energy center containing a gas-fired combined heat and power system. The Exemplar phase is a net provider of energy, supplying excess energy generated back to the national grid. The combined residential solar array will be the center, with an average of 34m2 solar PV per roof. Homes will include triple glazing, rainwater harvesting and heat and hot water provided via a network of underground pipes.

Sustainable Site Ecology

These are the concerns with building landscape, hardscape, outside building issues that OTSIT Group focuses on.

  • Nothing goes to Landfill
  • Select previously developed site
  • Implement alternative solutions
  • Sustainable landscapes
  • Manage stormwater
  • Reduce heat island effect
  • Eliminate light pollution

Sustainable Energy Use

These are the various aspects that OTSIT look at to be able to deliver the projects while aiming at the sustainable goals.

  • Optimize & monitor energy consumption with benign energy forms and protect ozone layer
  • Optimize energy performance
  • Monitor building energy
  • Manage refrigerants
  • Use renewable energy

Sustainable materials

Reduce the quantity of waste, select responsible materials & waste management plan

  • Select sustainable materials
  • Practice waste reduction
  • Reduce waste at source
  • Reuse – recycle waste
  • Nothing goes to Landfill

Sustainable indoor environment

Ensure quality indoor environment to promote healthy building users and increase productivity

  • Provide automatic sensors & individual controls
  • Adjustable temperature, humidity, & ventilation
  • Measure co2 level
  • Natural daylight
  • Access to quality view
  • Reduce air contaminants
  • Lower VOC level
